TXR Inspections is proud to offer an additional service: thermal imaging. This technology can help detect issues within a home that may not be visible to the human eye. We strongly recommend that all customers add this service to their inspection. 

We've found leaking roofs, leaking HVAC systems, leaking plumbing in walls, and more with no visible damage to the home.  For example, below you will find a picture of a window we inspected. Although there were no visible water stains or damage inside the building, thermal imaging revealed a water penetration issue. This was further confirmed with a moisture meter, which detected excessive moisture.  The majority of thermal scans uncover additional issues that are not visible to the naked eye. 

Thermal imaging equipment provides a non-invasive and non-destructive way to identify issues that may go unnoticed. It can detect hidden water leaks, electrical problems, insufficient insulation, and poor seals in a home. However, it's important to note that thermal cameras cannot see through walls. 


In Texas, we can only conduct limited visual inspections. Thermal imaging allows us to inspect the home in the infrared "IR" spectrum in addition to the visual spectrum. In simple terms, thermal cameras can detect temperature differences and alert the inspector to potential issues. However, interpreting these readings accurately requires training and experience. Our inspector is a former Apache helicopter pilot with extensive training in IR technology. This diagnostic tool helps identify problems that may not be visible to the naked eye or in concealed areas of the home. 


We understand that cost is always a concern. In order to keep our prices as low as possible, thermal imaging is offered as an optional additional service and is not included in our standard inspection fee. While we highly recommend thermal imaging to all of our clients, the decision to include this service is completely up to you.
