New construction inspection
New construcion inspections are performed to the same high standards as our Pre-purchase inspections. However we also perform a cosmetic quality assurance review. We will blue tape cosmetic defects throughout the home including walls, ceilings/floors, doors, windows, counter tops and cabinets. This is a courtesy we provide on all new construction at no additional cost.
Here is what you can expect from your home inspection:
We inspect all visible and readily accessible areas of the residence, and systems.
Foundations (we include foundation level readings on all slab foundations)
Pier & Beam / Crawl Space (additional charge, included in quote)
Roof Coverings and Flashings, as well as accessible attic spaces
HVAC system (AC and Heating systems, electrical and gas)
Electrical systems
Plumbing systems (Accessible water supply, fixtures, and drains)
Septic systems (Limited visual inspection, and function check)
Permanently installed appliances (Range, Dishwasher, Microwave, Water heater)
Windows, Doors, Walls, Floors, and Ceilings.
Fireplaces (Including accessible portions of the chimney)
Driveways, Walkways, Porches, and attached Decks
Attached garage
Grading and drainage
Irrigation/Sprinkler systems (If installed)

We also offer the following inspections for an additional charge. We try to keep our prices as low and competitive as possible so the following items have to be billed separately. (See "Additional Services" page for full details on each service.)

Non permanent and/or counter top appliances

Septic systems
Wood Destroying Insect/Organism (WDI/WDO) or Pest inspections:
We can coordinate with a pest control company to have a WDI/WDO inspection done at the time of your home inspection. We want to focus on providing you with the best possible home inspection and being professionals in our area of expertise. Having another set of eyes look at your new home is always a good idea.
Repair Verification Inspections:
After your building informs you they have completed all repairs listed on your New Construction Inspection report what do you do. If you like we offer a Repair Verification Inspection on new construction homes, for the original client only. For a nominal fee we will schedule a appointment to return and verify completed repairs and provide an updated inspection report.
